What is a home information pack? A Home Information Pack, more commonly known as a HIP, contains a variety of legal documents about a property being offered for sale including an energy rating certificate. Home owners are required to provide a Home Information Pack (HIP) for buyers when a property is placed on the market for sale. Initially, applying to 3 and 4 bedroom properties with 1 and 2 bedroom properties (including studio flats) to follow in due course, likely to be Q4 2007. What will a HIP contain? The main documents included in the HIP consist of an energy rating certificate and other documents required to exchange contracts on the property. Main Documents
There will be additional requirements for leasehold properties. Is the cost of the HIP paid UPFRONT? If you source your HIP from an estate agent selling your home, it may be charged upfront or added to the agency commission. Care should be taken with agents offering 'free' Home Information Packs, as the cost will of course be covered by a higher commission rate on the sale or longer tie in periods, making it cheaper to buy direct.
